1.0 INTRODUCTION
Rapid urbanization and industrialization has resulted in increase of complex land use pattern in fast growing
cities. The changing scenario of a city is outcome of multi-dimensional aspects including economic and socio-
cultural factors. The essential task of planning for any resource region has to evaluate the potential, which provide
the base for economic and ecological development because they are inter-related and inter-dependent. A
comprehensive, information of land use/land cover is the basic pre-requisite for land resource evaluation,
management and environmental assessment. The increasing population pressure on land use is contributing to the
general degradation of the environment of the city. For sustainable development of a city suitable land use planning
is necessary to attain the quality of urban life. Land use planning is the process of evaluating and suggesting
alternative pattern of land use for future to achieve specific objectives, hence it is necessary to assess the change in
spatial distribution and combination of land use ward wise and analyze its impact.
2.0 OBJECTIVE OF THE STUDY
i. To evaluate different infra-structural land use categories and combination in different wards of Dewas city.
ii. To explain change in the nature of land use on temporal scale.
iii. To suggest the priorities for urban development and management of different land use.
3. 0 STUDY AREA
Dewas city is situated on 23º 58' north latitude and 70 º 05' east longitudes on Malwa Plateau in the western
part of Madhya Pradesh. Dewas city is situated on national highway No. 3 and having 35 kilometre distance from
Indore metropolis. The total area of the Dewas is 100.22 sq. km. and having a population of 1,64,558 according to
1991 census.

Population is almost doubled (83,465 person in 1981) in 1991. The table 1 shows that in Dewas city after 1961
rate of growth percentage of population is doubled (50.29 percentage). Due to migrated population rapid rate of
growth has been seen.
4. 0 DATABASE AND METHODOLOGY
The Complexity of land use pattern is based on functional morphology of an area. For the spatial analysis,
satellite data IRS - IC LISS I999 along with, the secondary and primary data has been used, secondary source of data
like SOI topo sheet No. 55 B/1, master plan 1981 and 1991, town & country planning office, census & statistical
hand book of Dewas. With the help of different statistical methods, data has been analyzed. The present work of
land use classification was derived from 1981 and 1991 master plan, toposheet and satellite imagery. The
problematic and doubtful area is physically verified. The land use maps were superimposed on ward wise map of the
city to study the land use combination. To study the ward wise land use combination Dr. N. P. Ayyer's method of
maximum distance has been used. Formula of method is as follows

y' = y cosθ-x sinθ
where y' = distance of actual curve to each pattern of land use from theoretical curve.
x = type of land use in x axis.
y = 0.1 % of accumulated percentage.
θ = Type of land use / No. of unit on x axis
Shape analysis has been computed with following formula -
SI = 1.27 A / LS2
Where 1.27 = Constant Value
SI = Shape Index
LS = Mean of short and long distance of town axis in Km.

5. 0 DISCUSSIONS
Land use refers to man's activities and the various uses which are carried on the land. The purpose of present
study is to analyses land use and land use combination to enable better arrangements. Rapid increase in population,
urbanization and fast development of industrialization and transformation of urban economy directly affects the
scenario of the city.
In 1981 the total area of Dewas city is 17.356 Sq Km and having population of 83465 which is three times more
than the population of 1961. The increasing rate of growth of population is + 97.16 % in 1991. In the one decade
(1981 91) the population is almost doubled. In sustain the city environment and ecology of Dewas City area under
municipal corporation is increased 100.22 Sq. Km. ( 577.44 %). Analysis of land use changes is based on topo sheet,
satellite imagery and master plan through time period of 20 years.

In 1981 maximum area of city is under agriculture (70%) and followed by residential (9.5%), transport (5.1%)
and industrial (4.5%) land use respectively. In 1981, total wards in the city are 27. The fast growth rate of population
directly affects the area under different land use patterns. In 1999 the total area of the city is 100.22 Sq. Km., out of
which 54.06% area under agriculture and residential area is increased by 353.78%. The increase in residential area
and sprawl of city is at the cost of fertile agriculture land. The land occupied in commercial activity is 3.40% followed
by land use in transport 1.38%, public & semi-public sector 1.24% and 1.94% respectively. Industrial sector is
developed on 4.34% of the total area.
In the year 1991 area of the Dewas city is increased (100.22 Sq. Km) out of total area 55.15% area is under
agricultural land use followed by residential (32.62%), Industrial (4.35%), Commercial (3.42%) respectively. Land
use, under transport, public and semi-public sector were 1.30, 1.24 and 1.94 per cent respectively. In 1981 total
wards in Dewas city was 27, land use combination in all 27 wards are categorized as follows -

In the year 1981 residential transports and industrial land use combination are only in four wards (2,3, 26 & 27)
while in 1991 land use combination categories-residential, commercial transport and public sector has been analyzed
in wards 1,3,4,5,8,13, 29, 31, 32 respectively. In 1999 in the same land use categories as in 1991 number of wards
1,4,5,8,13,29,31,32 are same (9), maximum 14 number 6,7,9,10,11,14,16,17,18,19,20,21,23,24 and 27 were in
commercial, transport, public and semi-public facility land use categories, total number of wards in the year 1999 in
above categories were 17 (16,18,20,21,22,23,24,28,29,30,31,32,33,34,35,36,39). All these wards are located in the
CBD area.
In central and eastern part of the city biggest wards number 44 & 45 are located. Agriculture is predominant
function in these two wards. The value shape index is 2.372 that express circular shape.
6. 0 CONCLUSION & SUGGESTIONS
The integrated land use and combination of land use of Dewas city conducted with the use of satellite and
primary data as well as conventional data analysis revealed that
1. Complexity and variety of land use combinations were concentrated in the central CBD region.
2. Increase in city area is at the cost of fertile agricultural land.
3. Due to poor water resources and over exploitation surface and under ground water scarcity problem is intrusive
in Dewas city.
4. Taking suitable measures to prevent the haphazard growth of area and change of land use from agriculture to
residential should be discouraged.
5. The land use and land use combination can be used for further planning and management so that the growth of
city can be checked and controlled to maintain the environment and quality of life.
